Responsible for the conversion of prospects to leases to maintain and increase occupancyResponsible for effectively communicating with existing residents to establish a successful renewal programResponsible for monthly leasing reports and completing a monthly market surveyAssist in maintaining office administrative needs including maintaining lease files according to company policyWalk vacant units and model apartment daily and ensure appropriate marketing materials are displayed.ESSENTIAL FUNCTIONS :
Respond to all leads to tour apartments, utilizing relationship sales skills to demonstrate market-ready product and availability to prospectsFollow-up with prospective residents, monitor all traffic, and enter all activity into Yardi systemWalk model tour route and open models daily to ensure quality presentationSpot clean vacant units as neededObtain lease information and complete lease applicationsConduct screening and reference checks on prospectsSet up and maintain complete and accurate lease filesAssist in conducting market surveys and help with outreach marketing by visiting with local businessesUpdate all social media sites and enter work orders into the Yardi systemPerform preliminary move-in and move-out inspectionsAssist with resident problems, complaints, or concerns and document information in resident file and in Yardi softwareAssist with preparation of newsletters, promotional flyers, and planning of community activities and events where attendance will be required.ORGANIZATIONAL RELATIONSHIP :
The Leasing Consultant reports directly to the Community Manager and works with community team members, regional managers, corporate support team, associates of other sister communities, outside vendors and other service providers.PHYSICAL DEMANDS:
Must be able to perform the physical functions of the position, which may include, but are not limited to the ability to walk the property, including 4 flights of stairs to complete physical inspections, deliver resident communications, and show apartmentsBe able to effectively communicate with residents, staff, supervisors, and vendorsMust be able to lift a minimum of 40 lbsto facilitate vacuuming, moving office furniture, & lifting of supplies as needed.EDUCATION AND
Experience:
